Repo Rate Status Quo Lifts Real Estate Confidence as Festive Season Approaches

The Reserve Bank of India’s Monetary Policy Committee kept the repo rate unchanged at 5.25%, maintaining a neutral policy stance. Real-estate developers and industry leaders welcomed the decision, saying stable borrowing costs provide greater certainty for both homebuyers and developers as the festive season approaches.

Industry leaders said the unchanged rate should help maintain stable home-loan EMIs, strengthen buyer confidence, and allow developers to plan construction, financing and new project pipelines more predictably. Residential demand continues to be supported by rising household incomes, infrastructure development, urbanisation and a growing preference for homeownership.

However, affordability remains a major concern, particularly in affordable and mid-income housing. Several developers believe a possible repo-rate reduction later in 2026 could improve affordability and encourage buyers who are currently delaying purchase decisions.

The article also highlights strong momentum in Mumbai and Navi Mumbai, supported by infrastructure investment, property registrations, office leasing and resilient demand across premium, mid-income and mixed-use developments. Stable rates are expected to help sustain this momentum, while any future rate cut could provide an additional boost to residential demand.

Main takeaway: The RBI’s decision gives the real-estate sector short-term stability and confidence, while developers are looking toward a potential future rate cut to make housing more affordable and accelerate demand.
